Brooklyn
Brooklyn’s housing is a wide mix: brownstones and row houses in Park Slope, Fort Greene, Bed-Stuy and Crown Heights, walk-ups in Bushwick and Williamsburg, pre-war elevator buildings along Ocean Parkway, new towers in Downtown Brooklyn, and small houses from Bay Ridge to Canarsie. Water damage in Brooklyn follows the building: a top-floor ceiling under a flat roof, a cracked supply line in a hundred-year-old wall, water at the garden level after a storm.

NYC Water Damage Repair is an independent referral service, not a restoration company. When you send the form, your details go to an independent local restoration provider serving New York City, who can contact you, inspect and quote any work directly. You decide whether to hire them.
Brownstones and row houses
In a brownstone you may be the owner of the whole building, or one of several unit owners, or a tenant on one floor. Common sources of water damage are the top-floor ceiling after heavy rain, a bathroom stacked over a parlor-floor ceiling, old supply lines inside plaster walls, and a radiator valve that has started to weep. If you own the building, finding and fixing the cause is yours: the restoration standard, the IICRC S500, puts it on the property owner, not the restorer. A plumber fixes the pipe; a restoration provider dries and repairs.
A rule for Brooklyn homeowners
NYC DEP says it is mandatory for homeowners to make sure their downspouts are disconnected from the city’s sanitary sewer, because those connections can overwhelm the sewer with rainwater and cause sewer backups in basements. DEP’s guidance is to redirect the water at least 6 feet from the foundation, and non-compliance may result in fines.

Walk-ups and apartment buildings
In a walk-up or an elevator building, a leak from the apartment above works the same way as anywhere in the city: knock upstairs, tell the super, switch off power to anything wet from a dry spot, catch the water and photograph everything. The CDC’s rule is never to turn power on or off, or use an electric tool or appliance, while standing in water. If you rent, the Health Department says owners of buildings with three or more apartments must keep tenants’ homes free of mold, including safely repairing leaks, and HPD says to notify the landlord and, if it is not fixed, complain online or call 311. The page on ceiling leak repair in NYC goes step by step.
Garden-level and basement apartments
Water at the bottom of a Brooklyn house is often not a pipe at all. The city’s Health Department says rainfall flooding can happen anywhere in the city, and that low-lying areas and basement apartments are at higher risk. During Hurricane Ida in 2021, most of the fourteen people who died from causes related to the storm drowned in unregulated basement apartments. If water is coming in from outside, get out of a basement space first and deal with the damage later.
FloodHelpNY lists several Brooklyn communities for its residential backwater valve program: the Southeast Brooklyn Waterfront, Gravesend and Bensonhurst, Gerritsen Beach and Sheepshead Bay, and the Southern Brooklyn Peninsula. Check FloodHelpNY for what it offers today.

Mold in Brooklyn homes
Old plaster walls, closets against outside walls and bathrooms with no window all hold moisture. EPA’s guidance is to dry water-damaged areas within 24 to 48 hours to prevent mold growth. For a patch of 10 square feet or less, the Health Department’s steps are: keep children and pets away, use soap and water on hard surfaces, wear waterproof gloves and dry completely. Larger areas, and the rules for bigger buildings, are on the page about mold remediation in NYC.
